Madrona Real Estate Market – May 2017

The Madrona real estate market hasn’t changed drastically compared to last May (2016). Reports show the same amount in sales and only a small increase in the average median list price, $1,090,595(2016) to $1,110,400 (2017). Homes stayed on the market for an average of 66 days last month. Last May homes were only on the market for an average of 8 days. There are currently 8 active listings and 6 pending.

The neighborhood next door, Leschi, is showing a great amount of growth in the market compared to last year. Though there were 3 less sales than last May, the median sales price has gone up from $765,000 (May 2016) to $1,024,950 (May 2017). The lowest cost of a home has jumped nearly 93% from last May, numbers climbed from $425,000 to $819,950. Two of the sales last month were condo sales, one sold for $259,950 and the other sold for $1,995,000. There are currently 12 active listings and 12 pending in the Leschi neighborhood.

Madrona is a part of “Central Seattle” as defined by Seattle real estate agents. Central Seattle real estate mainly includes the area from the Montlake cut to I-90 and from Lake Washington to I-5.  The start of the year shows home prices are up across the city and sales for the first five months are down with 705 sold versus 715 sold in 2016. Currently in the central Seattle area there are 141 active listings for sale and rent.

The Madrona Real Estate market has remained steady this summer as compared to last year. The number of total sales are about equal: 19 sales in 2015 versus 20 sales for the same time period in 2016 (June through mid-August (when this was written)).  What has changed in a year is the rise in sale prices. For example, the highest sales price in summer of 2015 was $1,650,000.  This summer there are two sales over that amount, one home down on Lake Washington Boulevard sold for $3,500,000 and another on 36th Ave sold for $2,598,888.  The median sales price was at $1,077,500, a $248,500 rise from July of 2015. In both 2015 and 2016, homes tend to sell for their list price or above.

Central Seattle real estate, which includes Madrona but also includes the area from the Montlake cut to I-90 and from Lake Washington to I-5, is showing signs of strengths. The median year-to-date sales price is up from $829,000 (July 2015) to $1,077,500 (2016), and the average year-to-date is up from $924,950 (July 2015) to $1,310,000 (2016).  Thus, the strong real estate market is not only in Madrona but the surrounding areas as well.

The annual Madrona Mayfair is celebrating its 40th anniversary on Saturday, May 14th 2016.  The festivities kick off at 9:30 AM with the Madrona Mayfair parade. Madrona’s Neighbor Appreciation Day Is Coming!

Join your neighbors to celebrate Madrona’s Neighbor Appreciation Day this Saturday, Feb. 6 from 9:30-11am.  The gathering will take place at Madrona PK-8 School library with ceremonies begining promptly at 10:00am.

Awards include:

  1. The Nora Award: Named in honor of Madrona activist Nora Wood, this award is given to a Madrona resident who, over time and in ways both large and small, has left a personal mark on the community.
  2. The Local Hero Award: Given to a Madrona resident for an act of heroism, singular kindness or generosity.
  3. The Tyrone Love Unsung Hero Award: Given to a Madrona resident for service to others in the larger community.  Named after community and youth activist and mentor Tyrone Love who dedicated much of his life to the youth of the community.
  4. The Madrona Resident for Life Award: Bestowed upon a long-time, active resident who has left Madrona but remains dearly missed.

This event provides the opportunity for all members of the community to not only enjoy the accomplishments of our adult residents, but to meet the award winners from Madrona K-8 School as well. In addition to all the excitement, the Mayor is confirmed to attend this years event!

2nd Meeting On Madrona Trees and Sidewalks With SDOT Tonight

The second community meeting addressing the Seattle Department of Transportation’s “Healthy Trees and Safe Sidewalks Management Plan” for the Madrona corridor will take place from 6:30-8:30 p.m. tonight, April 29, at the Madrona K-8 School library.

According to SDOT, the plan will use input from the SvR Design Company to assess how to best maintain accessible sidewalks while preserving trees and expanding our urban forest. Tonight’s meeting agenda will review what was covered in the initial meeting regarding the tree and sidewalk assessment process along 34th Avenue; and will then center around what specific solutions can be used to address the conflicts between the trees and the sidewalk infrastructure on 34th between Union and Cherry streets.
