Madrona Real Estate Report – August 2017

The Madrona real estate market has shown quite the change last month compared to August 2016. There were 13 sales last month and 7 last year (8/16). The average sold price for single-family homes has jumped from $896,929 to $1,016,660. According to the Northwest Multiple Listing Service, homes are selling in just over two weeks. There are currently 5 active listings and 10 pending.

Past Ewing and Clark Madrona Sale

The Leschi market has slowed down this past August compared to a year ago. There were 4 sales last month, compared to 7 in August 2016. The average sales price has dropped from $822,500 (8/16) to $680,250 (8/17). Single-family homes sold, on average, in 33 days.

Madrona is a part of “Central Seattle” as defined by Seattle real estate agents. Central Seattle real estate mainly includes the area from the Montlake cut to I-90 and from Lake Washington to I-5. Currently in the central Seattle area there are 91 active listings and 102 pending listings.

Fred Hutch’s Obliteride, the ride to end cancer is marking its 5th anniversary and is bigger than ever. About 2,000 riders are participating to raise money for cancer research at Fred Hutch on Sunday, Aug. 13.

There will be no road closures but we are encouraging motorists to look out for riders and are hoping residents will come out and cheer on riders.

Madrona Real Estate Market – May 2017

The Madrona real estate market hasn’t changed drastically compared to last May (2016). Reports show the same amount in sales and only a small increase in the average median list price, $1,090,595(2016) to $1,110,400 (2017). Homes stayed on the market for an average of 66 days last month. Last May homes were only on the market for an average of 8 days. There are currently 8 active listings and 6 pending.

The neighborhood next door, Leschi, is showing a great amount of growth in the market compared to last year. Though there were 3 less sales than last May, the median sales price has gone up from $765,000 (May 2016) to $1,024,950 (May 2017). The lowest cost of a home has jumped nearly 93% from last May, numbers climbed from $425,000 to $819,950. Two of the sales last month were condo sales, one sold for $259,950 and the other sold for $1,995,000. There are currently 12 active listings and 12 pending in the Leschi neighborhood.

Madrona is a part of “Central Seattle” as defined by Seattle real estate agents. Central Seattle real estate mainly includes the area from the Montlake cut to I-90 and from Lake Washington to I-5.  The start of the year shows home prices are up across the city and sales for the first five months are down with 705 sold versus 715 sold in 2016. Currently in the central Seattle area there are 141 active listings for sale and rent.

Head down to the Epiphany Community Hall at 1805 38th Ave, this Saturday (1/14/2017) for the First Annual Madrona Winter Playfair! The event will take place between 4 and 7pm. Bring a craft or game to share, sing or play an instrument, or bring potluck snacks or beverages! Concerts in the Park

Every Thursday in August head to the Madrona Playfield for the 2nd Annual MCC Concerts in the Park! On August 4th at 6pm look forward to Mud Junket. The six-piece band brings funky rhythms and tight harmonies to every set. Think of them as a trip to a friendly juke joint located musically someplace between New Orleans, Macon, Austin and Chicago. Kitten Patrol will be performing on August 11th at 6pm. A band of 5 young girls, ages 10-15, playing blues and soul. August 18th the local jazz vocalist, Katy Bourne will be bringing her fun loving personality to the park at 6pm. Katy and her band perform at nightspots, private functions and festivals throughout the Northwest. On August 25th at 6pm The Professors will close out the MCC Concerts for the summer. The electric blend of roots rock, alternative country, psychedelia, and rockabilly. The Professors have been molding minds since 2009 with their dance-worthy tunes from the 1960s to today. Bring a blanket and picnic dinner while enjoying these local musicians!

This Weekend in Madrona

 

All around Seattle neighborhoods will be celebrating the end of spring and start of summer! The Madrona Community Council will be hosting the Madrona Neighborhood Garage Sale and Bike and Ball Drive this Saturday! The garage sale descriptions and map are available on Craigslist, Madrona Moms, and Nextdoor. You can also get a paper addition at Verite on June 17th and 18th.

The Bike and Ball drive is the perfect way to finish off spring cleaning! Rid your garage of all bikes, bike parts, and soccer or basketballs that aren’t being used. The event will take place at the Madrona Playfield from 10am-1pm. Bike Works is a 501(c)(3) non-profit organization in need of bikes in good condition, including 20” wheel BMX style bikes, 24” and 26” wheel mountain bikes, and road bikes of any size. Didi Burpee will be collecting soccer and basketballs to donate to Seattle’s World School.

Help Get The Madrona K-8 Garden In Shape For Summer

To get the school’s garden ready for summer, Madrona K-8 invites you to bring your gardening gloves for a work party on Sunday, June 1 from 10:00 a.m. to noon. Volunteers will be weeding, mulching and trimming, and they need your help! Garden tools and gloves for kids will be provided but organizers are asking for anyone with an extra wheelbarrow to bring it along. Kids are welcome to help out or play on the playground while you work!

Donate Your Gently Used Books to Madrona K-8

Friday, June 6 is Madrona K-8’s “Drop Everything And Read” day, when students will get to carry their favorite book with them all day, and when the bell rings – drop everything and read for 10 minutes! As part of the event, the school is also collecting book donations, and they need your help to gather enough books to send each student home with five books for summer reading.

Check your bookshelves at home for kids’ and young adult books you would like to donate, and drop them off at the school’s main entrance between 9:00 a.m. and 4:00 p.m. from May 27 through June 3. Five books per student means they’ll need to gather 1,500 books, so everyone’s help is needed!

 

Madrona Mayfair Is Tomorrow!

We’re crossing our fingers that the sun makes an appearance for Mayfair tomorrow, but if not, we’ll be there with our rain boots and umbrellas to celebrate anyway! Here’s a reminder of the schedule of events:

Today, Friday 5/9

  • Bring your kids’ bike or trike to the Shelterhouse today from 4:00-5:00 to decorate for the bike parade tomorrow. Streamers, ribbon, tape and scissors will be provided!

Saturday, 5/10

  • 7:00-9:00 a.m. – If you couldn’t make it to bike decorating on Friday, meet at Cupcake Royale Saturday morning for more decorating and chatting with your neighbors before the event begins. Buy a coffee and get a free slice of pumpkin bread as a breakfast treat!
  • 9:15 – Parade line-up at Al Larkins Park (E. Union & 34th Ave.)
  • 9:30 – Bike parade begins! The parade will be led by Charles the Clown, Seattle Fire Department and Meter Music drummers
  • 9:35 – Mayfair is officially open!
  • 10:00 – Charles the Clown show on the Shelterhouse lawn
  • 10:30 – 12:00 – Madrona K-8 Silent Auction and Raffle at the tennis courts
  • 10:30 – Reptile Man show on the Shelterhouse lawn
  • 11:00 – Yo-yo contest on the playfield lawn
  • 11:30 – Recess Monkey concert on the playfield lawn

Along with the scheduled events, there are many other great activities happening throughout the morning, including pony rides, two bouncy houses, face painting, a photobooth, screenprinting (bring a t-shirt or tote to get printed with the Mayfair logo!), Seattle Gymnastics Academy obstacle course, breakdancing lessons, miniature clay pot garden-making, food from Pritty Boys and St. Cloud’s, and the Madrona Community Council will be selling water, hot dogs and bake sale goodies. Don’t forget to stop by the tennis courts for the Madrona K-8 auction to bid on an amazing list of auction items and enter the raffle to win a trip to Palm Springs!
